Midera Chalet – Steiner Family

1. Scope of Application

These Terms and Conditions apply to all rental agreements for the Midera Chalet and all related services provided by the host, Mrs. Claudia Steiner. Deviating terms and conditions of the guest shall not apply unless explicitly agreed in writing.

2. Conclusion of Contract

A binding contract is formed once the host issues a written or electronic booking confirmation. An inquiry alone does not constitute a booking. By completing the booking, the guest accepts these Terms & Conditions.

3. Use of the Accommodation

3.1 General

The chalet is rented exclusively for residential and recreational purposes.

3.2 Maximum Occupancy

The maximum occupancy stated in the property description may not be exceeded. Additional guests must be approved in advance.

3.3 Pets

Pets are allowed only with prior approval. Additional fees may apply and must be paid on-site.

3.4 Duty of Care

Guests must treat the accommodation and all furnishings with care and report any damage immediately.

3.5 Non-Smoking Property

Smoking is strictly prohibited in all indoor areas of the chalet.

4. Prices, Fees and Payments

4.1 Prices

Valid prices are those listed in the booking confirmation or on the official website.

4.2 Tourist Tax

The local tourist tax is €4.80 per person per night, payable in cash on-site.

4.3 Final Cleaning

The final cleaning fee is €250, payable in cash on-site. This fee is mandatory and cannot be waived.

4.4 Security Deposit

A €1,000 cash security deposit is required upon arrival. It will be refunded in full at check-out, provided no damage or excessive soiling has occurred.

5. Check-in and Check-out

Check-in: from 3:00 PM
Check-out: by 10:00 AM

Alternative times may be arranged upon request.

6. Guest Responsibilities

Guests agree to:

leave the property in a clean and orderly condition
respect quiet hours (11:00 PM – 7:00 AM)
avoid parties or events
report damages or defects immediately
follow instructions provided by the host or authorized personnel

7. Damages, Liability and Security Deposit

7.1 Damages

The guest is liable for all damages caused by themselves, their companions, or their pets during the stay.

7.2 Security Deposit

Deductions from the deposit may be made if:

damage to the property or inventory has occurred
excessive cleaning is required
house rules have been violated Refund is issued during check-out.

8. House Rules

The house rules displayed on the website and inside the property are an integral part of these Terms & Conditions and must be followed.

9. Mandatory Guest Registration

Guests are required to provide all information necessary for Austria’s legal guest registration and reporting obligations. All information must be accurate and complete.

10. Cancellation and Withdrawal

Cancellation and withdrawal policies are not part of these T&C. They are available separately on our website via a dedicated link.

11. Host Liability

The host is only liable for damages caused intentionally or through gross negligence. The host assumes no liability for:

loss of valuables
accidents on the premises or within the property
outages of electricity, internet or other services beyond the host’s control

12. Force Majeure

If a stay cannot take place due to events of force majeure (e.g., natural disasters, governmental restrictions), the host is not liable for any additional costs such as travel expenses. Statutory cancellation rights remain unaffected.

13. Data Protection

Personal data is processed in accordance with our Privacy Policy, available on our website.

14. Amendments to These Terms

The host reserves the right to update or amend these Terms & Conditions at any time. The latest version is always available on the website.

15. Applicable Law and Jurisdiction

Austrian law applies.
The place of jurisdiction for all disputes, to the extent legally permitted, is Innsbruck, Austria.
